A professional home inspection is an impartial third-party visual evaluation of the physical structure, electrical, plumbing, heating, air conditioning, roofing, interior and exterior. Upon completion, you will receive a formal written inspection report detailing the condition of each item inspected.
STRUCTURE: foundation, crawlspace, footings & columns, floors, walls, chimneys, and Structural Pest Inspection which looks for damage from or conditions conducive to wood destroying organisms. ROOFING: structure, coverings, flashings, skylights, vent/stacks. ELECTRICAL: service entrance, grounding, panel & sub panels, branch circuits, receptacles, GFCIs, circuit integrity, and check for False Ground (a very dangerous situation which few Inspectors look for). HEATING and A/C: description, combustion system, A/C components, supply & discharge lines, venting, ductwork & registers, controls & thermostats. PLUMBING: main supply line, distribution lines, fixtures, vents, traps & drains, functional flow. INSULATION: attic, walls, crawlspace, floors, lines, ductwork, air & vapor barriers. INTERIOR: walls, ceilings, windows, floors, doors, stairs, fireplaces, smoke detectors. APPLIANCES: We will check some appliances not normally included in a Home Inspection (if they convey). Washer, dryer, dishwasher, garbage disposal, oven, range and range hood; if an instant hot water system exists, we’ll check it for functionality. We’ll check the door gaskets on refrigerator and freezer, making certain there’s a good seal, which reduces your operating cost. We’ll check the microwave oven for dangerous leaks. Some things are excluded, for example the self defrost on the refrigerator / freezer, which cannot be checked during the limited time available for a Home Inspection. How Long Will it Take?
